You can be a part of Extreme Home Makeover without being on television. We are considering selling our home in Waynesville but that can go either way. It has two bedrooms and one bath that can be lived in right now. There is a 480 sf addition that is about 70% but all of the materials to finish are there. You would probably want to repaint the main part of the house and there is a little vinyl work to finish outside. The materials are also there. There is a 16X 20 shop building which is wired and a 12 X 16 storage building which is not. There is a partial basement that is about 14 X20 more or less. It has a wood stove and a laser heater that currently provide heat. There is a furnace in the basement which I am bringing the part to fix it when I come up. In the main part of the house, there are 2 bedrooms, 1 bath, a utility room, a backporch, a dining room and a living room with a fire place. The addition has a new living roomw/fireplace, a bedroom, a bath and a walkin closet. The wiring is done except for putting in the receptacles and a little work in the bath. The materials are all there. There is a fenced in dog lot in the back, two producing grape vines, two producing peach trees, several redbuds and a birch clump. The electrical service has been updated to a 200 amp. The only thing that is needed is the labor to do it. Since I have become disabled, I just am not able. So here's the deal. There is about 1700 sf; the lot size is .31 acre corner lot in a development that has been established for close to 60 years, great neighbors, no problems, close to town-in fact, the city limits are 18 feet across the road. You have city fire protection and the station is less than three minutes away. It has a septic tank that was pumped two years ago and city water. There are two lights contracted through Progress Energy, well worth the money. The house has new vinyl windows and new cabinets in the kitchen. I want to avoid realtors and I had a license several years ago, so between myself and a closing attorney, we can save some money. It would be a great home for the beginning family because at the amount of sf, it would cost over $ 250k to build that many feet. Also look at the prices, that tells the story. Where the house is, you have little to worry about as far as traffic as there is only one person who uses the road other than the mail and the town meter reader.

Still a challenge for those selling. This September was acutally slower than last year. A little pick up in the summer. The tax credit has brought more 1st time buyers in and made the numbers better, but it is sort of an artificial number, so all is not rosy. Good news is your house is in the price range that is selling. We gotta get this unemployment down before we will see real improvement in housing. Hopefully by spring. Banks are still tight. FHA is now 40% of loans written because of the 3.5% down payment. You have a lot going for you in price and location. Holler at me if you need info.

The price I listed is a start-I wish someone would like to do a little work for a house that could bring a return. I am open to an offer as the ads say"I'm motivated". I am more motivated than a man who consumes a full box of Exlax.
